Property Inspections

Routine inspections are conducted after a tenant has moved in then every three months.

These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance issues that may require attention. We will provide you with regular updates on your property, and if there are any major problems that need to be addressed, the property manager will contact you to discuss the best possible options.

You will be invited to attend one quarterly inspection per annum (or as otherwise may be agreed upon between yourself and our office).

Repairs & Maintenance

Repairs and maintenance are essential to maintaining good tenants and value for your property.

At Eaton & Ascot, we have your best interests in mind at all times, by engaging only professional tradespersons who have undergone our strict screening processes.

However, if you have a preferred tradesperson, we are quite happy to engage them for services at your property.

All major repairs and/or maintenance will be referred to you prior to proceeding with the repairs/maintenance (subject to your availability).

All other general smaller maintenance and/or repairs will be organized by Eaton & Ascot unless otherwise specified.

Payment of Rent

At the end of each month, all monies held, unless instructed otherwise, are paid to your nominated bank account.

A statement will be issued at that time outlining the debits and credits for the month.

End of Financial Year Accounting

On the 30th June or as soon as practical after that date, an end of year Statement of Account will be issued to you for tax purposes.
